The Santa Claus Redevelopment Commission met on February 8, 2016 at the Town Hall located at 90 N Holiday Blvd Santa Claus, In 47579. The meeting was called to order by Kevin Burke at 5:30 PM

The Santa Claus Redevelopment Commission met on May 4, 2015 at the Town Hall. The meeting was called to order by Kevin Burke at 5:31 PM

Present: Sherrill Clark, Kevin Burke, Michael Johannes, Dennis DellaMorta & Seth Windell.
Absent: None
Also Present: Clerk- Treasurer; Kelly Greulich & Attorney; Kevin Patmore

MINUTES
DellaMorta made the motion to accept the minutes as written from the January 19, 2015 meeting and Windell seconded the motion.

Ayes: All

Nays: None

Motion carried

Burke opened the public hearing for parcels # 2, 3 & 4. Are there any public comments on the Industrial Park?

Jeff Stillman stated it is a great idea to finally see growth happen in the Industrial Park area.

Johannes echoed the same, the property has set idle since 1967 when the town acquired the property and now we will have at least two new businesses and tax revenue for the town.

Patmore stated that Mistletoe Holdings LLC has submitted a bid for Parcel # 4 (19 acres) for $ 155,000.00 Mistletoe Holding is seeking a survey of the property, rezoning the property to commercial and a free water and sewer tap. Parcel # 4 appraised at $ 142,000.00. Mistletoe Holdings would like to have a 3 year option to purchase parcel # 2 (14 acres) at a price of $ 5,100.00 per acre. Parcel # 2 appraised at $ 5,000.00 per acre.

The town received a bid for a portion of Parcel # 3 (3 acres) from David Maddox in the amount of $ 10,000.00 per acre. Parcel # 3 appraised at $ 7,225.00 per acre. Maddox requested a survey of the property, rezoning and a free water and sewer tap. Maddox wants a 3 year option to purchase the remaining property (9 acres) in Parcel # 3 at a cost of $ 7,100.00 per acre.

A discussion followed

Luthy stated it cost roughly $ 70,000.00 to fix the Industrial Park road. Johannes stated funds will be used to upgrade the road from the sale of the timber that was cut from the Industrial property last year.

Burke asked if there were any other public comments on the parcels.

Johannes moved to close the public hearing on the Industrial Park properties and Clark seconded the motion.

Motion carried

Johannes made a motion to approve the sales of the Industrial Park parcels # 3 portion to David Maddox and parcel # 4 to Mistletoe Holdings LLC and Windell seconded the motion.

Nays: None

Patmore was asked to prepare the documents for the sale.

Patmore stated that he has been in contact with Brosmer Surveying on a cost of surveying parcels # 3 & 4 and a description for # 3 & #2 at a cost of $ 1,750.00 or all seven tracks would cost the town $ 3,250.00. Once the survey is done it will be good forever Patmore stated.

DellaMorta made a motion to proceed forward with having Brosmer Surveying the seven tracts at a cost of $ 3,250.00 and Johannes seconded the motion.

Windell made a motion to adjourn the meeting at 5:45 pm and Johannes seconded the motion.
